Trilogy Apartments, Cairns, Queensland

Completed across two distinct contracts (Stage 1 being completed in 2005 and Stages 2 and 3 being completed in 2007), the Trilogy on the Esplanade development primarily involved the construction of three towers. The initial contract comprised a 13-storey tower boasting 12 levels of one, two and three bedroom apartments, and one level of penthouses with balconies. The subsequent contract involved the construction of two 12-storey residential towers boasting penthouses, owner occupier apartments and dual key hotel style apartments. Major demolition works were also undertaken to clear the site of two existing buildings prior to commencement of the second contract. The final design and works connect the entire resort as one.

FEATURES:

The development features resort pools, a health club / gym, administration offices, carpark levels, retail and extensive landscaping.

Given that Stage 1 of the resort was operational while the subsequent works were being carried out, minimal disruption was a key objective for the client and construction team. Stringent controls were in place to manage noise, dust, vibration, traffic, construction staff, pedestrian movements, communication and public safety.

BENEFITS:

The project team undertook value engineering exercises as part of the design management brief to achieve optimal operability and constructability. Initiatives included the use of precast concrete wall elements to reduce the site crane requirement from two to one, and a post-stressing option adopted for levels 2, 3 and podium. Both initiatives resulted in time and cost savings for the client. Laing O'Rourke further applied its experience during the demolition activities when asbestos was found in one of the older buildings. Employing the company's proven environmental controls, the team responded quickly, disposed of the material accordingly and mitigated risks. The quick action and application of controls resulted in minimal impact to the overall program and cost for the client.
